Extensions

Like most property development projects, extensions offer a variety of benefits. It will add to the overall value of the property whilst most importantly, create additional liveable space inside your home. This is an attractive solution as it allows you to maximise the space in your home whilst simultaneously building something that directly fits your tastes and needs and without the hassle and added costs of relocating to a larger home. If you’re somebody that has some extra garden room to work with, like the area you currently reside in and want minimal disruption to your family’s day to day life, then this is the way to go!

There are 4 main types of house extensions that are popular.

Rear Return Extension

As the name suggests, a rear extension is an extension of your house at the rear of the property, typically extending out into existing patio or garden area. While you make a sacrifice on some outdoor space, this is ideal for creating an open plan living area. You can create a variety of configurations with this extra space, such as a kitchen extension or dining room extension. You also have the option to also install roof light windows or roof lanterns to increase the natural light coming into your property. The customisations available are endless, with the only limit being your imagination, requirements and budget.

Depending on the size of the extension, you may or may not need planning permission for this type of extension. We always recommend checking with your local authority.

Side Return Extension

Side return extensions are the perfect solution if you have a path or alley running along the side of your house. Many houses do, and we consider this as wasted space that could potentially improve your property a great deal. Because of this, side return extensions are a particularly common home extension method. Since the extension is usually very short from the inside but extends the entire length of the house, it can completely alter the interior proportions of your home without having to compromise on the space in your garden. Additionally, rooflights above can take the place of any lost windows in the wall and let in a lot more light than windows that face a fence or wall.

You may or may not need planning permission for this type of extension. We always recommend checking with your local authority.

Rear and Side Return Extension (Wrap around)

A rear and side return extension is a combination of the 2 aforementioned extensions. This type of development is one of the configurations that offers the largest amount of interior space. If you’re looking to drastically increase the liveable area for your family and add significant value to your home, this is a popular option. Again, you can add roof lights, roof lanterns and bifold doors to your home for the desirable natural light and also be left with a modern, sleek looking home whilst maintaining its’ exterior features. This configuration will enable you to increase the rooms downstairs to the side and rear, giving

Double Storey Extension

A double storey configuration can take either of the 3 types and shapes of extensions described above. Whilst the others extended the house only at the ground level, this extends both floors, offering the maximum amount space from your investment. Not only do you benefit from additional space at both levels of the property, but you benefit from a lower average cost per m2. This will make your property a lot more practical and accommodate all your family needs. Another point to mention, with a lot of people shifting their work preferences and deciding to work from home, an extension like this can provide the extra privacy for your own private office to maximise productivity at home.

A double storey extension will most like require planning permission from your local authority.
